About

He explains it the way a teacher would.

Tom Jarboe has spent more than forty years in the mortgage industry, and has helped thousands of families navigate the home financing process. Along the way he has built a reputation for integrity, leadership, and putting the client first — and he has spent much of that career mentoring and developing other mortgage professionals, leading teams of more than fifty loan officers.

He earned his Master of Real Estate Development from USC, then went back for executive studies at Harvard Business School specializing in Data Analytics and Business Strategy. It is an unusual combination for a loan officer: the development degree explains how property actually gets built and financed, and the analytics work explains how to read what the numbers are telling you.

The other half of his background is the classroom. Tom served as a college professor, and he believes education is the foundation of good financial decisions. He never really stopped teaching — it just moved from a lecture hall to a kitchen table.

It shows up in how a first conversation goes. No jargon, no rush toward an application. He takes the time to make sure you feel heard, informed, and confident about what you're signing, whether you're a first-time buyer, a homeowner who has done this four times, or an investor running the numbers on a rental.

Education is the foundation of great financial decisions.

Great communications both with Tom Jarboe and especially with Lupe Rojas. VERY helpful. Also got me a great rate, especially important as interest rates increased.

License

NMLS #210600

Regional Sales Manager at New American Funding, NMLS #6606. Licensed in California, with team members licensed throughout the country.

Who he helps

Three kinds of conversations.

Homebuyers

First-time buyers and move-up buyers. Which program you qualify for, what down payment assistance you may be eligible for, what you'll actually need at closing, and how to compete in a tight market.

Homeowners

Refinancing to lower a payment, pulling cash out, consolidating debt, or dropping mortgage insurance. Including the answer that you're better off leaving it alone.

Real estate investors

Financing rentals and additional properties, structuring a purchase to keep future options open, and building a portfolio one property at a time.

Programs

The full shelf.

Seven programs. One call to find out which ones you qualify for.

Conventional

Fannie Mae and Freddie Mac financing, fixed or adjustable, for primary homes, second homes, and investment property.

FHA

Lower down payment with more forgiving credit and debt-ratio requirements.

VA

No down payment and no monthly mortgage insurance for eligible veterans and service members.

Jumbo

Financing above county conforming loan limits, including high-balance options.

Down Payment Assistance

Grant and second-lien programs that reduce what you need to bring to closing.

Non-QM

Bank statement, asset depletion, and P&L programs for self-employed borrowers whose tax returns understate what they earn.

Refinance

Rate-and-term, cash-out, and debt consolidation for homeowners already in a loan.

Not sure which one fits? That's the conversation.
